A strata balcony enquiry should identify the lot, shared access and the relevant property-manager contact. We do not assume that a resident can approve work to common property. If the work also needs a separately licensed trade, its responsibility should be stated in the quote.

What should the written scope cover?

Ask for the affected areas, removal and preparation, proposed waterproofing system, junction treatment and any finishing work to be clearly separated. Confirm exclusions such as unrelated roofing, drainage, structural repairs or internal decoration rather than assuming they are included.
